GREEN: A Dollar General store could open by midsummer just north of its current location in the South Main Plaza on South Main Street at East Turkeyfoot Lake Road (state Route 619).
The city’s Planning and Zoning Commission gave conditional approval Wednesday night after lengthy discussion of a site plan for the new discount store at the southeast corner of Main and Moore Road, where a 9,187-square-foot, one-story structure is planned. The vote was 4-1.
With commission member Craig Babbitt absent, alternate Dave Plum cast the lone dissenting vote. He said the project was too much building for the 0.918-acre site.
John Wojtila of the Cleveland-area Zaremba Group, which is seeking to build the store, said construction is expected to begin in the spring. He declined to say how much the project would cost, but did indicate the plaza’s Dollar General would be closed once the new store is opened. Dollar General would own the new facility and land. Its current store is in leased space.
The new site contains a vacant single-story brick building that once was a gasoline station/convenience store. A demolition permit would be required to remove the building, and the developer would need variances from the Board of Zoning Appeals concerning parking spaces and a front-yard building setback.
The developer agreed to widen parking spaces by making some changes in landscape islands to satisfy commissioners.
The panel also gave conditional approval for a 10,900-square-foot warehouse addition to Best Mold & Manufacturing on the southeast corner of East Turkeyfoot Lake Road and Miller Park Road.
Gospel Assembly Church on Wise Road was given a conditional-use certificate to add a 2,450-square-foot dining hall at the west side of the church across from Ariss Park. A variance will be required for the proposed 55-foot side yard building setback. The city requires a 70-foot setback because of the proposed 70-foot length of the length.
